How to Use This Calculator

  1. Choose your strategy: Serviced Accommodation (short-term lets via Airbnb/Booking.com) or HMO (rooms let on individual tenancies).
  2. Enter your expected income figures. For SA, use the average nightly rate from comparable listings on Airbnb. For HMO, enter each room's monthly rent.
  3. Fill in the rent you would pay the landlord and your estimated monthly running costs.
  4. Results update live as you type. Look for the GO / MAYBE / NO GO verdict and the occupancy sensitivity table to stress-test the deal.
