How to Use This Calculator
- Choose your strategy: Serviced Accommodation (short-term lets via Airbnb/Booking.com) or HMO (rooms let on individual tenancies).
- Enter your expected income figures. For SA, use the average nightly rate from comparable listings on Airbnb. For HMO, enter each room's monthly rent.
- Fill in the rent you would pay the landlord and your estimated monthly running costs.
- Results update live as you type. Look for the GO / MAYBE / NO GO verdict and the occupancy sensitivity table to stress-test the deal.
