Agreement to Terms

Roxie Does Property and Edivvi are trading names of R2 Relocate Ltd. These Terms of Service ("Terms") govern your use of the Roxie Does Property website at https://roxiedoesproperty.com, our learning platform at learn.roxiedoesproperty.com, our newsletter at theinfrastructuregap.substack.com, and all related services, including mentorship sessions, digital programmes, and consultations (collectively, the "Services").

By accessing our website, purchasing a programme, subscribing to our newsletter, creating a learning platform account, or booking our Services, you agree to be bound by these Terms. If you do not agree to these Terms, please do not use our Services.

Services Description

Roxie Does Property provides property mentorship services for individuals interested in rent-to-rent (R2R) and serviced accommodation (SA) businesses. Our Services include:

• One-to-one mentorship sessions (30 minutes, 1 hour, or emergency sessions)
• Mentorship bundles and packages
• Async support add-ons
• Digital programmes (RENT, HOST, ROOMS, EXPAND) delivered through our learning platform
• A learning platform (learn.roxiedoesproperty.com) for accessing programme content and support chat
• A newsletter ("The Infrastructure Gap") distributed via Substack, with free and paid subscription tiers

Digital Programmes

Purchase and Access

Our digital programmes (such as RENT, HOST, ROOMS, and EXPAND) are purchased as one-time payments. Upon successful payment, you are granted lifetime access to the programme content via our learning platform at learn.roxiedoesproperty.com, for as long as the platform remains available.

Access is personal to you and may not be shared, transferred, or resold. We reserve the right to revoke access if these Terms are breached.

Content Delivery

Programme content is delivered digitally through our learning platform. Content may include video, text, downloadable resources, and interactive materials. We reserve the right to update, modify, or improve programme content at any time.

Refunds and Cancellations for Digital Products

In accordance with the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, you normally have a 14-day cooling-off period for online purchases. However, because our digital programmes are digital content, you acknowledge and agree at the point of purchase that:

• You consent to the digital content being made available to you immediately upon purchase
• You acknowledge that once you access the digital content, you lose your right to cancel under the 14-day cooling-off period
• Digital programme purchases are non-refundable once the content has been accessed

If you experience technical issues preventing access to your purchased content, please contact us at hello@roxiedoesproperty.com and we will work to resolve the issue.

Newsletter and Substack

We publish "The Infrastructure Gap" newsletter via Substack at theinfrastructuregap.substack.com. The newsletter is available in free and paid subscription tiers.

Free Subscriptions

Free subscribers receive selected newsletter content. You may unsubscribe at any time via the unsubscribe link in any email.

Paid Subscriptions

Paid Substack subscriptions are managed and billed through Substack's platform. By subscribing to a paid tier, you agree to Substack's terms of service in addition to these Terms. Refunds and cancellations for paid Substack subscriptions are handled in accordance with Substack's refund policy.

You may cancel your paid Substack subscription at any time through your Substack account settings. Cancellation will take effect at the end of your current billing period.

Learning Platform

Our learning platform at learn.roxiedoesproperty.com is operated under the Edivvi trading name (a trading name of R2 Relocate Ltd) and powered by Supabase. By creating an account on the learning platform, you agree to the following:

• You are responsible for maintaining the confidentiality of your account credentials
• You will provide accurate and complete information when creating your account
• You will not share your account access with others
• Any information you save on the platform is stored at your request and you are responsible for its accuracy
• The support chat feature is for communicating with our team only and must be used respectfully and professionally
• You will not use the platform to distribute spam, malicious content, or any material that infringes third-party rights

We reserve the right to suspend or terminate your platform access if you breach these Terms or engage in conduct that is harmful, abusive, or disruptive.

Booking and Payment

Booking

Sessions are booked through our Cal.com scheduling system. By booking a session, you agree to attend at the scheduled time or provide reasonable notice for rescheduling.

Payment

All payments are processed securely through Stripe. Prices are displayed in GBP and include VAT where applicable. Payment is required at the time of booking or purchase unless otherwise agreed.

Refunds and Cancellations for Sessions

• Cancellations made more than 24 hours before the scheduled session may be rescheduled or refunded in full
• Cancellations made less than 24 hours before the scheduled session are non-refundable but may be rescheduled at our discretion
• No-shows without prior notice are non-refundable
• If we need to cancel a session, you will be offered a full refund or rescheduled session

Nature of Mentorship

Our mentorship services and digital programme content are educational and advisory in nature. Important points to understand:

• Not Financial Advice: We do not provide regulated financial advice. All financial decisions are your responsibility.
• Not Legal Advice: We do not provide legal advice. You should consult qualified legal professionals for legal matters.
• No Guarantees: Success in property investment depends on many factors. We do not guarantee any specific results or outcomes.
• Your Decisions: You are solely responsible for all business decisions you make based on our discussions or programme content.

Intellectual Property

All content on this website, the learning platform, and within our digital programmes, including text, graphics, logos, images, video, and downloadable resources, is the property of Roxie Does Property and is protected by copyright and intellectual property laws.

Information shared during mentorship sessions and programme content is provided for your personal business use only and may not be redistributed, published, reproduced, or sold without our written consent.

Newsletter content published on Substack is the intellectual property of Roxie Does Property. Sharing excerpts with attribution is permitted, but reproduction of full articles without consent is prohibited.

Confidentiality

We respect the confidentiality of information you share during our sessions and on the learning platform. However, we may use anonymised case studies or general examples for educational purposes unless you specifically request otherwise.

You agree to respect any confidential information shared with you during sessions, in programme content, or on the learning platform, and not to disclose proprietary strategies or methods to third parties.

User Conduct

When using our Services, including the learning platform and support chat, you agree to:

• Provide accurate information about yourself and your business
• Attend sessions on time and prepared
• Treat all communications with respect and professionalism
• Not use our Services for any illegal or fraudulent purposes
• Not record sessions without prior written consent
• Not share, distribute, or resell programme content or learning platform access
• Use the support chat feature appropriately and respectfully

Limitation of Liability

To the fullest extent permitted by law:

• Roxie Does Property shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of our Services
• Our total liability for any claims arising from your use of our Services shall not exceed the amount you paid for the relevant Service
• We are not liable for any losses resulting from business decisions you make based on our mentorship or programme content
• We are not liable for any temporary unavailability of the learning platform, third-party services, or digital content delivery due to technical issues, maintenance, or circumstances beyond our reasonable control

Indemnification

You agree to indemnify and hold harmless Roxie Does Property, its owners, employees, and affiliates from any claims, damages, losses, or expenses arising from your use of our Services, your violation of these Terms, or your violation of any rights of another party.

Website Use

You agree not to:

• Use automated systems to access the website or learning platform without permission
• Attempt to gain unauthorised access to any part of the website or learning platform
• Interfere with the proper functioning of the website or learning platform
• Copy, reproduce, or distribute website or programme content without permission

Third-Party Services

Our Services integrate with third-party platforms including Cal.com, Stripe, Kit (ConvertKit), Substack, and Supabase. Your use of these services is subject to their respective terms of service and privacy policies. We are not responsible for the actions or policies of these third-party services.

Paid Substack subscriptions are subject to Substack's own terms and billing policies in addition to these Terms.

Changes to Terms

We reserve the right to modify these Terms at any time. Changes will be effective immediately upon posting to this page. Your continued use of our Services after any changes constitutes acceptance of the updated Terms. We encourage you to review these Terms periodically.

Governing Law

These Terms shall be governed by and construed in accordance with the laws of England and Wales. Any disputes arising from these Terms or your use of our Services shall be subject to the exclusive jurisdiction of the courts of England and Wales.

Severability

If any provision of these Terms is found to be unenforceable or invalid, that provision shall be limited or eliminated to the minimum extent necessary, and the remaining provisions shall remain in full force and effect.
